Last Will and testament

I, Jaber Pryor of Bay de Verde in the country of Newfoundland being of sound mind, memory and understanding do make this my last will and testament in manner and form following:-
First. I give devise and bequeath to my wife, Sarah Pryor, my house in Bay de Verde, together with all household furniture and effects therein; my two stores, one adjoining my dwelling house & one on my fishing stage; with all their contents; my fishing stages and flakes and my small Rodney; all to be under her sole control and at her disposal during her lifetime, and at her death I bequeath all the above to my sister Maud Lockyer, her heirs and assigns for ever. Provided also, that should be said wife, Sarah Pryor, at any time after my death, remarry, she shall forfeit all rights under this my will, and the same shall at such date of her re-marriage become the sole property of my sister, Maud Lockyer, her heirs and assigns for ever.
Secondly. I give devise and bequeath to my sister Maud Lockyer one hundred dollars ($100.00) to be paid to her out of my estate at my death.
Third. I give, devise and bequeath to my two sisters, Ann Barter and Mary Jane Blunden the sum of Fifty Dollar ($50.00) each to be paid to them out of my estate at my death.
Fourth. I give, devise & bequeath to my cousin, Jasper Sooley of Caplin Cove my motor boat with engine and all appurtenances belonging thereto, to be his, his heirs and assigns for ever.
Fifth. I give, devise and bequeath to my cousin, William Pryor of Baie de Verde all my clothes and personal wearing apparel at the time of my death, to be his & his heirs for ever.
Sixth. I give, devise and bequeath to my wife, Sarah Pryor, my three gardens in Bay De Verde and all the residue of my estate, subject only to the payment of my just debts, funeral and testamentary expenses and the charge of proving and registering this my will, to be hers until her death or remarriage, when they shall become the property of my sister Maud Lockyer, her heirs and assigns for ever. I further direct that my sister Mary June Blunden, shall reside at my house until April 30th 1930, after which date she shall be responsible for finding her own home and support.
I also herby appoint my wife, Sarah Pryor executrix of this my last will and testament.
In Witness thereof I, Jaber Pryor, the testator, have to this my last will and testament, set my hand this thirteenth day of January A.D. 1930.

Jaber Pryor as & for his last will and testament,
in the presence of us, who have hereunto subscribed
our names at his request, as witnesses thereto, in
presence of the said testator and of each other.
