Last will and Testament of
Samuel Knight late of St. John's
Gentleman deceased.

Full description of all property, securities, Heath-Mexicans Davis Patent Heath's Nautical Instrument Co.Ltd £50. This stock was sold to Mrs. Shadforth for £ 50 Oct 25 1884 but never transferred on the Company's Books. It must now be transferred to Mrs. S or to Lizzie. North Mexican Silver Mining Co. Ltd. 7 £20 Bonds £140. On this stock 7% is guaranteed and £20 shares given with each £20 bond the vendor undertaking that the bonds shall be repaid, that is the whole capital returned, before he shall receive any interest the shares then to Rank equally with him for dividend coupons 14p each have been twice paid Dec & May The £140 bonds with the coupons to be my sisters and the £ 140 shares to be my wifes.

Davis Foreign Patents Taps and Steam Valves ????? all the right title and interest ??? claim I leave to my wife.

Leasehold Estate of John Flood & Dr. Walter Bains now renting and renewable.

Floods lease for 40 years from 1st May 1849 and extended for ten years longer by endorsment on my lease terminating 30th April 1899 and now sublet the shop flat to Mathew Morey for the remainder of my lease for £ 100 per ann. Nf. Cy payable quarterly and the Upper Flats of the house and basement to Isabella Mellis for the remainder of my lease for £ 100 per ann Nf. Cy payable quarterly and all undertaking to pay the ground rent £57:18:6 items shall go to the household support of my wife and sisters so long as they shall agree to live together in comfort peace and harmony but should they agree to separate by mutual consent after a reasonable notice of not less than a month then my wife shall take £50 stg per ann and my sisters the balance from the source until the termination of the lease

Bains Lease for 40 years from 1st Nov. 1849 terminates in 1889 it yield a profit of over £50 at present. I have a written promise from the owner of a renewal for another 40 years but at such advanced rent as will reduce the profit to £40. The profit rent from this shall be my sisters during their life time if renewed.

An agreement for a lease with Henry Stabb Esq of a little wooden tenement near the head of Ivany Lane St. John's. It is agreed between me and L. L. Chancey that for the management of this interest he should have half the profit rent but when about to leave Newfld for England I told him that in consideration of his agency in other matters for my interest he should have the whole interest in the profit rent of this tenement during the continuance of the lease he has the agreement for the half but he has no legal transfer of the whole

Freehold property Waterside Bellview ofParsons Sound the waterside property St. John's East is leased to Hugh ??? for 20 years from Feby 1st 1895 on a Building lease paying £60 per ann half yearlyThis rent on wharf ??? Road Saint John's ??? 115 acres with a frontage of 39 chains 18 feet on the O.P. Road East lot with house & barn thereon 13 chains frontage 15 acres centre lot 13 chains frontage 50 acres and west lot 13 chains frontage 50 acres. All this with the implements left thereon shall be for my sisters use during their life time, after their decease, it shall be divided as follows the east lot with the house barn & remaining implements to Lionel Thomas Chaucey and also to the said L. T. Chaucey an adjoining strip 9 chains frontage and running south 9 chains wide all way to the River the remaining 17 chains frontage to be divided between his brothers Samuel R. Chaucey and Robert Chaucey 8 ½ chains frontage to each or however they may prefer to divide if after their death as neither of the three have any children each holding shall be left to the children of each of their four sisters as the holders may direct. L. T. C. between two families and S.R.C. and R.C.one family each.

Cooks Farm Paradise South Placentia Bay

This property consists of an upland clearing of undefined extent and a coast line of from a quarter to half a mile of Slate formstone bought at the suggestion of John Currie for £10 on the understanding that we including his son John Jr. should own one third each and that I should supply him and his sons to quarry and cut slates. The purchase was registered at St. John's in our three names, supplies to the extent of £60 were issued - an agreement was prepared to which the Father agreed but the son a headstrong fool refused to sign, he is registered as one third owner without having contributed a penny. The father fell and disabled himself so that the season was lost and the sons made away with the supplies so that I have never received a penny for supplies or purchase. If I do not realize on it when I go next to Newfld I shall leave this to Fanny Currie the widow of the said John for her and her children.

??onables I leave to my dear sisters the furniture in their own homes my two writing desks my watch and gold chain ??? also two pair of ???????? that's marked "Knights Home" with the ??? inscribed ??? which belonged to my first wife. All the rest of my ??onables I leave to my dear wife including my ??? pencil case and diamond ring.

Reversions Flood's Lease Bain's Lease and waterside After the death of my sisters any interest of theirs accruing from the above properties shall be divided in equal thirds between first my dear wife Second Mssr. J. S. Knight his wife or daughter and third Lionel T. Chaucey After the death of the first second or third the interest to revert to the other two the longest life to have the final disposal of the property - Samuel Knight - June 19th 1885.. Memo for my will close at Hyde.
If the foregoing interests are realized as I hope and calculate.
